Landlord and Tenant Fees
What we charge landlords and tenants for residential lettings, including VAT, and who to go to if something goes wrong.
Letting agents in England must publish their fees, show them including VAT, and say which redress and client money protection schemes they belong to. This page does that for the residential lettings we handle.
Fees for Landlords
All fees include VAT. We confirm the fee in writing before we start.
| Service | What it covers | Fee including VAT |
|---|---|---|
| Finding a tenant | [[TODO: what is included, for example marketing, viewings, referencing and the tenancy agreement]] | [[TODO: fee including VAT]] |
| Rent collection | [[TODO: what is included]] | [[TODO: fee including VAT, for example a percentage of the rent]] |

Fees for Tenants
The law limits what a landlord or letting agent can ask a tenant to pay. We can’t charge tenants for anything else, such as referencing, viewings or drawing up the tenancy agreement.
| Payment | What we charge | Limit set by law |
|---|---|---|
| Holding deposit | [[TODO]] | Up to 1 week’s rent for the tenancy. Refundable, or put towards the first month’s rent. |
| Tenancy deposit | [[TODO]] | Up to 5 weeks’ rent where the annual rent is under £50,000, or 6 weeks’ rent from £50,000 to £100,000. Protected in a government-approved scheme. |
| Rent in advance | [[TODO]] | Up to 1 month’s rent, and only after the tenancy agreement is signed. |
| Changing the tenancy at your request, such as adding or removing a tenant | [[TODO]] | £50, or more only with evidence that the higher cost is reasonable. |
| Leaving without giving the notice your tenancy needs | [[TODO]] | No more than the rent the landlord would have received if you had given the right notice. |
| Late rent | [[TODO]] | Interest of up to 3% above the Bank of England base rate, only once the rent is at least 2 weeks late. |
| Lost keys or security devices | [[TODO]] | The reasonable cost of replacing them, shown in writing. |
| Bills: utilities, broadband, council tax and TV licence | You pay the supplier or the council direct, unless the tenancy agreement includes them in the rent. | Can be included in the rent at cost. The landlord can’t make a profit on them. |
These limits apply to residential tenancies and licences in England under the Tenant Fees Act 2019, as changed by the Renters’ Rights Act 2025. Checked against GOV.UK guidance on 20 October 2026.
Farm, Land and Commercial Lettings
These rules cover homes let on residential tenancies. Farm business tenancies, grazing licences and commercial lets work differently, and we agree the fee for them in writing before we start. [[TODO: Luke to confirm]]
Redress Scheme
We’re members of The Property Ombudsman, membership number T14963-0. If you’re unhappy with our lettings service and our complaints procedure hasn’t put it right, you can ask The Property Ombudsman for a free, independent review.
Client Money Protection
We don’t hold money on behalf of landlords or tenants, so we are not required to belong to a client money protection scheme.
Deposit Protection
By law, a tenancy deposit must be protected in a government-approved scheme within 30 days of being paid. We protect tenancy deposits with the Deposit Protection Service (DPS), at depositprotection.com.
